• No major water damage or flooding.
Look for any signs of water stains, swelling, buckling or rotted materials which indicate water has penetrated the floor. These problems usually require repair or replacement. Minor surface stains can sometimes be sanded out or covered.
• Secure seams and joints.
Ensure that the joints and seams between existing floor panels are tight-fitting and securely fastened together. Loose, gaping seams can allow moisture in and lead to further damage over time. Small gaps can often be addressed with caulk, wood filler or weatherstripping tape. Wider gaps may need re-securing or patching.
• No signs of structural instability.
Check for any warped, twisted or buckling floor panels which could indicate the floor structure itself has become compromised. Squeaky floors can also sometimes be a sign of subfloor instability. Structural damage will need professional repair.
• Minimal indentations or scratches.
Normal signs of wear and tear are usually fine, but large indentations, gouges or scratches in the flooring material can create uneven surfaces and require patching or resurfacing.
• No pests or fungal damage.
Look for any signs of termite damage, wood rot, or fungal/mold growth which can deteriorate the flooring material and its structural integrity. Infestations require professional extermination and repair.
• Consistent thickness.
Ensure there are no sections of excessively thick or thin flooring which could indicate replacement or patching has been done poorly in the past. Minor variations are normal, but large differences in thickness could indicate further issue.
• Secure fasteners.
Nail, bolt or screw fasteners used to secure the floor to the subfloor and framing should be tight with no signs of backing out or rust. Loose fasteners may allow the floor to become unstable or come loose over time. Secure any loose fasteners properly.
• Clean and dust-free.
A clean, dusted floor will allow you to better spot any potential issues with the condition. Grime buildup can obscure damaged or deteriorating areas. A thoroughly cleaned floor allows for the most accurate condition assessment.
